Large lots dominate catalogue for next Acuitus auction

High-value lots will make up almost one-fifth of Acuitus’s next commercial auction.

Of the 51 lots on offer at the Montcalm hotel, W1, on 23 May, 10 have guide prices in excess of £1m.

Together, the 51 lots provide a total annual rental income of £3.3m.

Guide prices range from £85,000 up to around £3.7m, and encompass a wide range of retail, office, industrial, ground rent and leisure assets.

The highest guide price in the auction is £3.5m-£3.75m for a parade of five shops at 303-311 Lavender Hill, SW11. The shops are let on leases with no breaks that are guaranteed by Whole Foods Market until 2030. The parade produces a current income of £229,475 pa, which will rise to £248,475 in 2025.

Other notable lots on offer are a freehold restaurant investment let to Côte until 2038 with no breaks and producing £105,000 pa, which is offered at a guide of £1.8m; a freehold industrial property let to Ball & Young with a guarantee until 2028 in Corby, Northamptonshire, guided at just over £2.8m; and Norman House in Derby, an office block let to solicitors Smith Partnership until 2033, which provides an income of £191,269 pa and is guided at £2.1m.
