Allsop looks for sale prices of more than £1m on 32 lots

More than 30 lots with guide prices of above £1m will be offered at Allsop’s 20 May auction.

A total of 160 lots will be offered at the Berkeley hotel, SW1, later this month, with a total income of £9.9m pa.

Some 32 lots have guide prices in excess of £1m, including the largest lot in the catalogue, a freehold office investment (pictured) opposite Swindon railway station in Wiltshire. The 50,644 sq ft building is majority-let to Network Rail Infrastructure until 2021, has 19 car parking spaces and has been granted planning consent for 59 flats. With a current rent of £614,750, the property is guided at £6.4m – a gross yield of 9.61%.

One of the largest regional lots offered is a car dealership in Doncaster, South Yorkshire. The 16,960 sq ft property has a prominent main road frontage and is currently let to Pendragon Property Holdings, with Land Rover as the main occupier. The property, which generates £208,669 in annual income, is guided at £2.5m, an 8.35% gross yield.

Another regional highlight is lot 102, two freehold town centre shopping parades in Barrow-in-Furness, Cumbria. Together, the parades consist of nine shops totalling 55,275 sq ft let to tenants including Boots, River Island and JD Sports. The parades are offered as a single investment with a guide price of almost £3.7m, a gross yield of 13.83%.

Allsop partner and auctioneer George Walker said: “May’s commercial auction catalogue presents a number of strong investment opportunities, which will feed the deep investor demand that we have already seen this year. These include several substantial mixed-use London assets and larger office and alternative investments, which will be highly sought-after as investors hunt for security and yield.”
