L&Q and Mount Anvil get green light for Whitechapel

L&Q and Mount Anvil has been given the go ahead for 648 homes at their Whitechapel Central scheme, E1.

Tower Hamlets planning committee unanimously approved the plan, subject to a late-stage affordable housing review and GLA stage two approval.

Development will see three blocks of up to 26 storeys in height, comprising 648 homes, with 31.8% affordable by habitable room. Some 27% of space will be dedicated to public open space, play areas and pedestrian routes, on the previously inaccessible site.

It supersedes consent granted in 2016  for the development of 564 homes, with 30,625 sq ft of office space a gym and restaurant floorspace. Affordable housing proposed 30.7% by habitable room.

The new consent has seen the number of homes and affordable contribution increase, with a small rise in height and replacement of the gym and office space.

In 2013, L&Q beat off competition from Redrow and Barratt to acquire the 3.5-acre site from Safestore Holdings for £35.3m. The sale price represented a £14.6m premium over a book value of £26.5m.

The site at the time comprised 267,500 sq ft of storage space and was estimated to have potential to hold 400 flats and 10,000 sq ft of commercial space.
