DTZ Investors has put 44 Whitfield Street, in Fitzrovia, W1T, up for sale.
Fineman Ross has been appointed to look for offers in excess of £21.7m for the 12,031 sq ft office building. The sale price reflects a net initial yield of 4.06%.
Located close to Goodge Street underground station, the freehold property, which was refurbished in 2016 by Brimelow McSweeney Architects, features terraces on the top three floors.
It is multi-let to four tenants, including investment management firm Channel Capital Advisors; Australian trading and risk management company Epoch Capital, the distribution arm of global entertainment company Boat Rocker Media; Boat Rocker Rights; and Bafta-winning animation studio The Elf Factory, which is part of Astley Baker Davies and behind the television series Peppa Pig, Ben & Holly’s Little Kingdom and The Big Knights.
The ground floor is under offer to an unnamed occupier, and once that lease completes, the building will provide a WAULT of c. 4.8 years to expiry and 2.8 years to break.
The price per sq ft for the floors above the ground floor range between £82 and £88 per sq ft.
