Netflix has agreed to occupy an Aviva Investors’-owned property in Uxbridge, west London.
The California-headquartered streaming firm will use a 134,000 sq ft building, UX1, for the creation of a new drama series. It has signed a one-year sublet for the space from film production real estate specialist MBS, which has signed a 10-year lease from Aviva.
The move comes ahead of Netflix launching its new home at Shepperton Studios.
Aviva Investors completed a £32.7m development funding agreement in September 2017 to speculatively develop three units, with the build completing in October 2018.
Aviva confirmed UX1 and UX2, a 37,000 sq ft unit, have each been let on 10-year leases. Terms were agreed on a third unit prior to its completion last year.
Netflix is also looking at opening a permanent production base in Birmingham as it seeks to spend more of its annual budget in the UK.
The company has held discussions over taking space in Birmingham’s Digbeth as plans for a new film studio there advance.
The maker of UK crime drama Peaky Blinders, Birmingham-born film director and screenwriter Steven Knight, is planning to build a £500m film and TV studio in the area. It will be located on up to 40 acres of land, alongside a residential, retail and food and beverage offering.
Knight is in talks with both Netflix and the BBC as potential occupiers of the studio space.
Colliers International and JLL acted for Aviva Investors.
