Honey Monster factory set for 2,000-home development

Galliard Homes has been given the green light to deliver 1,997 homes at the former Honey Monster factory in Southall, west London.

Ealing Council approved the EIA for the residential development with a 240,000 sq ft creative industrial hub, 60,000 sq ft of light industrial space and 25,000 sq ft of commercial space.

There will be 589 affordable homes, making up 35% of the scheme by habitable room. Of these homes, 311 will be shared ownership, 200 will be London Affordable Rent, and 78 will be discount market rent.

The development has seen a significant uplift from initial expectations of 800 homes and 45,000 sq ft of commercial space, after Galliard bought additional land and doubled the footprint.

 

The scheme, named Quayside Quarter, comprises nine blocks of up to 29 storeys. The masterplan and residential portion have been designed by EPR Architects, with other plots from Levitt Bernstein, AHR and Pringle Richards Sharratt.

It includes a canalside amenity area and central plaza with public realm.

Galliard acquired the eight-acre site of the Honey Monster cereal factory, on the Bridge Road industrial estate in west London, for over £30m in 2017. The development is in the Southall opportunity area which is expected to deliver a minimum of 6,000 homes. It was called in by the GLA in June.
