Stanhope and Schroders are in advanced talks to sign HM Revenue and Customs for a major hub at Ruskin Square in Croydon.

HMRC is close to agreeing to take all of the 180,000 sq ft first phase of offices currently under construction, and is considering an option to take a second consented 250,000 sq ft development at Ruskin Square.

The move forms part of the UK tax authority’s estate rationalisation strategy, which will see it consolidate its offices into 13 regional hubs around the country.

Quoted rents at Ruskin Square are around £35 per sq ft.

The nine-acre site will comprise five grade A buildings containing 1.3m sq ft of office space, 100,000 sq ft of leisure space and up to 625 homes.

JLL is advising HMRC; Savills and JLL are representing Stanhope and Schroders.
