A change in the A3 classification of the Town and Country Planning (Use Classes) Order, from tomorrow, could hit values of pubs and restaurants
Sitdown restaurants will remain as A3 while pubs and bars will become A4, and takeaways A5. Changing the use of such properties without permission might break the law. Previously, a pub could change into a restaurant or vice-versa without specific permission.
Drivas Jonas said that the most valuable properties were those with the most flexible use. They could reduce in value if they could no longer sell as either a pub, restaurant or takeaway. Experts warn chaos could ensue. For example, is a gastro-pub a pub or a restaurant?
