The commercial property standard enquiries have recently been updated to include enquiries concerning energy performance certificates (EPCs) and air-conditioning reports.
The current version of the main set of enquiries (CPSE.1) is version 2.8. The new enquiries are brief, recognising that EPCs will generally be supplied by the seller’s agent at the outset, either to the buyer or to the buyer’s agent, and it will be less usual for EPCs to be provided through the parties’ lawyers.
Similarly, the air-conditioning report enquiries have been kept brief because, in general, the information in the reports will be the subject of advice from surveyors.
