High Court to hear Docklands property dispute

Landlord Innovation Land & Estates Ltd is suing a Dutch-based company, Completel Europe NV, in a dispute over a lease of the second floor of the Innovation Centre in Marsh Wall, Docklands, London E14.

Completel UK Ltd took a 10-year lease of the offices in October 2000, at a rent of £266,474 pa, and assigned its lease to Completel Europe NV in May 2002. In December 2002, the tenant’s Amsterdam-based solicitor wrote a letter purporting to terminate the lease as from 30 September 2002. It declined to pay further rents, a refusal allegedly based upon provisions in Dutch law.

Innovation, however, claims that the lease is still valid under English law, and that the company is liable for all rents. It is seeking declarations to that effect together with rent arrears of £42,179.04.
