Forms of security compared
Anxious, even at the best of times, about the risk of tenant insolvency, landlords in the present economic climate will have every reason to welcome a comprehensive survey of the forms of security they may be able to obtain.
Such may be found in Watch out for defaulting tenants Estates Gazette, 3 August 2002, p91, where Imogen Moss, of Allen Overy, looks at the relative merits of personal and parent company guarantees, rent deposits, and the forms of cover obtainable from banks and insurance companies. Particular attention is given to the problems that can arise on the assignment, or reversion, of the lease, and how these are affected by the Landlord and Tenant (Covenants) Act 1995.
