U+I and Calthorpe Estates plan to redevelop 10 acres in Birmingham into a £300m mixed-use scheme, New Garden Square.
The partnership has submitted proposals to Birmingham City Council following a consultation.
The scheme retains the façade of the Grade II listed buildings fronting Hagley Road and provides up to 400 flats, 600,000 sq ft of office space, potential for a 100-bedroom hotel and 25,883 sq ft of shops.
The development is underpinned by a landscaped garden square, comprising a series of interlinked gardens and mature trees. It also provides 900 car parking spaces.
Ralph Minott, director of development at Calthorpe Estates, said: “The site of New Garden Square was one of the early office developments brought forward by the company in the 1960s and 70s. Nearly 60 years on, modern working practices and environmental challenges require us to look ahead to the next 60 years as the city enters an era of change.
“The regeneration delivers not only quality architecture, but also well thought out landscaping and use of space to transform the area into a flourishing location.”
