£500m Broxbourne town centre regen given green light

Planning permission has been granted for a £500m town centre regeneration project in Broxbourne, Hertfordshire.

The Brookfield Riverside scheme, led by Sovereign Peveril Brookfield in partnership with the Borough of Broxbourne and Hertfordshire County Council, will comprise 315,000 sq ft of retail, 230,000 sq ft of leisure and F&B, 160,000 sq ft of office space, a hotel, civic hub, 250 homes and 130 assisted living homes.

The plans also include a 2,000-space car park and comprehensive public realm improvements.

The development is expected to generate 2,000 construction jobs and support a further 2,500 jobs once operational.

The scheme will sit next to Brookfield Garden Village, a new residential neighbourhood providing 1,250 homes, a three-form entry primary school and neighbourhood facilities. Proposals also include the potential for a “blue light” hub, accommodating police, fire and ambulance services.

CBRE acted on behalf of Sovereign Peveril Brookfield. Carter Jonas supported as planning consultant.

“This is a key milestone in one of the UK’s last great town centre regeneration opportunities,” said Chris Geaves, managing director of asset and development management at CBRE. “Brookfield Riverside will create a new heart for shopping and leisure in a superb location. The local community’s input has played a central role in shaping the vision, and we’re excited to move into the delivery phase.”

Ralph Jones, managing director of Peveril Securities, added: “We are delighted to be involved in this development, impressively situated on the edge of London, and we very much look forward to bringing it to fruition.”
