£51m sale and leaseback deal provides food for thought

Health food chain Holland & Barrett is planning a £51.5m sale and leaseback of its UK HQ and distribution centres in the Midlands.

The retailer has appointed Colliers International and CBRE to find a buyer for its Nuneaton HQ Samuel Ryder House and a pair of sheds in Burton-upon-Trent at a price reflecting a 5% net initial yield.

It will sign new 25-year leases on the buildings, which comprise circa 30,000 sq ft of offices and 400,000 sq ft of distribution space.

The portfolio commands a rent roll of £2.7m.
