£775m Paddington Cube regen set for recommendation

Redevelopment plans which include Irvine Sellar’s Paddington Cube are set to go ahead after Westminster planning officers recommended them for approval.

Sellar Paddington and Great Western Developments proposals for a commercial cube are to be decided on December 6 at a Westminster City Council planning meeting.

The 360,000 sq ft, 14-storey office building will sit above 1.35 acres of new public realm.

At the front of Paddington Station the plans create a new public square by the pedestrianising of London Street, which will be relocated to the eastern site of GWD’s site.

The approval recommendation is contingent on a section 106 agreement where Sellar and GWD would fit out the Bakerloo Line ticket hall with a station box, ticket barriers, escalators, steps and lifts.

It would also have to pay £8.5m to TfL, provide public art worth at least £2m and free access to the rooftop restaurant and public viewing area.

The Mayor of London has provided general support to the application along with the Hyde Park Estate Associations, but Historic England, The Victorian Society, Save Britain’s Heritage and local councillors and associations are opposed.

London Ambulance and Imperial College Healthcare Trust have also raised objections on the impact of a new road on ambulance journey times to St Mary’s Hospital.
