InfraRed Capital Partners has completed the divestment of UK industrial assets from its European Active Real Estate II fund.
Investor Mansford has purchased the Eagle portfolio of 22 industrial estates from the fund manager, for just over £60m – an 8% yield.
The 1.6m sq ft Eagle Portfolio includes assets in Milton Keynes, Buckinghamshire; Tamworth, Staffordshire; and Folkestone, Kent and has around 200 tenants.
Eagle makes up the bulk of a 33-strong portfolio InfraRed bought in 2010, which has now been fully sold on.
In a sign that last year’s strong market for portfolios will continue into 2015, Salford-based private investor Aubrey Weiss will soon bring to market an office portfolio for £50m – a 6% yield.
The Connexion Portfolio comprises three offices – one let to E.On in Coventry, another let to Capita in Preston Brook, Cheshire, and a third to EE in Greenock, Scotland.
Cushman & Wakefield and Cooper Rose are acting for Weiss. GVA advised Infrared; Mansford was unrepresented.
