Acquisitive Threadneedle buys Oxford offices

Threadneedle has completed the purchase of an Oxford office scheme as it closes in on a trio of acquisitions in the South of England totalling £46.5m.


 


The fund this week paid Australian property trust Goodman £14.5m for the 65,000 sq ft Building 9600 at Oxford Business Park. The deal equates to a yield of 8.3%.


 


Building 9600 is let to Blackwell at a rent of £18.75 per sq ft for a further 18 years.


 


Threadneedle was represented by Jones Lang LaSalle while Strutt & Parker acted for Goodman.


 


Elsewhere Threadneedle is under offer on Royal London Asset Management’s 50,206 sq ft Aurora House on Uxbridge Road in Ealing for £15m – an 8.25% yield. The property is let to Dunn Humby for another seven years.



Knight Frank and Strutt & Parker act for Royal London; JLL represents Threadneedle.


 


Threadneedle remains in talks to buy SAB Miller House in Church Street, Woking from Invista Investment Management, for £17m – a 7.75% yield. The 64,144 sq ft property has 10 years left on the lease.
