Adderstone Group has submitted plans for a 249-bed student scheme in Newcastle.
The development would deliver 44 shared flats in three buildings of between three and five storeys on a 29,000 sq ft plot near the Northumbria University campus.
The site is currently occupied by two industrial units, which would be demolished.
The site has been subject to two previous development attempts, with residential schemes and commercial space approved in 2010 and 2012, although neither went ahead.
Ainsworth Spark Associates submitted the plans.
