Aerium has signed Photobox Group as the first tenant to take space at Herbal House in Clerkenwell, EC1.
The personalised gift company, which owns PhotoBox, Moonpig, Hofmann and posterXXL, has agreed a 10-year lease for just over 37,000 sq ft, taking the basement, lower ground, ground and first floors of the development.
The former warehouse, which was originally constructed in 1928 for the Daily Mirror as its print press headquarters, has been re-designed to deliver a 115,000 sq ft asset comprising more than 100,000 sq ft of modern office space, spread across 10 floors. Allied London is development manager for the project.
Jody Ford, chief executive of Photobox Group, commented: “We are delighted to return to our roots north of the river, in an area which is synonymous with creativity and digital innovation. Herbal House is steeped in printing history, and we look forward to maintaining its legacy and writing our next chapter as Europe’s leading group of personalisation businesses.”
Robin Carr, co-chief Investment Officer at Ærium, added: “PhotoBox Group is exactly the kind of high-quality creative business that we hoped to attract to this state-of-the-art office development, with its pre-letting acting as a strong endorsement for Herbal House. The building’s striking design is a celebration of its industrial past whilst the integration of modern features deliver innovative and flexible workspace, all in a prime central London location. With six floors remaining, we look forward to announcing new lettings in due course.”
