Auction House London saw an unprecedented level of initial interest in its 14 April sale, with more than 2,000 unique clients downloading legal packs.
But the sales total for the day of £16.4m was down on last month’s £19.6m and last April’s £19.4m. The success rate was 82%, down slightly on March.
However, demand produced individual successes. Some 303 people registered their interest in an unmodernised five-room house in Gwent, south-east Wales, guided at £10,000.
Six phone bidders, five proxy bidders and bidders in the room pushed the final sales price to £40,750, paid by a room bidder.
Director and auctioneer Andrew Binstock said: “We got 11 people to bid for it without coming to the sale, in addition to the people who bid in the room.”
Another star lot was a 2,635 sq ft parcel of land in South Woodford, E18, with “likely approval” for a two-storey house. It sold for £107,500 off a guide price of £45,000-plus.
The sale took place at Landmark London Hotel, NW1.
