Publisher Emap is closing in on a headquarters for its information services division, 4C Group.
The firm, which in March renamed itself Top Right Group and announced plans to split into three entities, is in talks with the Crown Estate to take 30,000 sq ft at AirW1, just off Regent Street.
AirW1 is the 180,000 sq ft office element to the Crown’s £750m Quadrant 3 development. The scheme has already secured lettings to Telefónica Digital, mobile phone giant O2’s parent, which is taking 51,000 sq ft, and Halfords Media, which is taking 30,000 sq ft and has attracted rents of above £70 per sq ft.
If completed, the letting to 4C Group would take occupancy in AirW1 to almost 80%. The property completed late last year. Three of the seven floors remain available.
Cushman & Wakefield, which declined to comment, is still hunting for around 20,000 sq ft each for Top Right Group’s subsidiaries, Emap and i2i Events.
The company is being forced to leave its current HQ at Greater London House, NW1, before the end of the year after online retailer Asos swooped to take its 90,000 sq ft in the building.
Elsewhere in the West End, advertising agency M&C Saatchi has agreed terms to take 8,800 sq ft of overflow space at 15 Golden Square, W1.
It has agreed a 10-year lease with landlord UFS at a rent of £72.50 per sq ft. The firm is based in 36,000 sq ft at 36 Golden Square.
CBRE and Jones Lang LaSalle are letting agents on AirW1; Strutt & Parker acted for M&C Saatchi; Strutts and JLL advised UFS.
