Aitch Group plans largest scheme to date in Bexley

London developer Aitch Group has lodged plans for its largest scheme to date with 1,250 homes in Belvedere, Bexley.

Aitch has submitted outline plans for the £350m redevelopment at Crabtree Manorway South in a scheme designed by PRP architects.

The 15-acre site is located close to road and rail infrastructure on a brownfield site identified for housing in Bexley’s emerging local plan.

The application includes a 15% affordable housing contribution, with 70% as affordable rent and 30% as intermediate affordable. However, the application argues that affordable homes will not be viable, assuming sales values of £400-435 per sq ft over six phases and a construction timeframe of just over two years.

Despite failing to meet the policy of 35% affordable housing, the scheme offers a large-scale development to help meet the wider housing need.

Bexley missed the 2020 housing delivery test, failing to deliver 85% of the housing target. As a result, the outer London borough saw its land supply buffer rise from 5% to 20%.

Pending consent, Aitch Group hopes to start on site in 2023, with the first homes to be delivered in 2025-26.

Aitch Group currently has 310 homes and 86,000 sq ft of commercial space under construction, with more than 2,400 homes in the pipeline. The developer recently secured two unanimous consents for alternative schemes in Lewisham, with student digs pitted against old plans for resi both generating votes at committee.
