Allied London submits plans for £1.4bn St John’s site

Allied London has submitted two planning applications for the Grande Hotel and the Bonded Warehouse on its £1.35bn St John’s development in Manchester.

The projects represent the first phase of development on the site, which sits on the former site of the ITV Granada studios.

The Manchester Grande will be a 150-bed hotel on the site of the former television HQ and studios, as well as a 1,550-capacity events and leisure space.

The 125,000 sq ft Bonded Warehouse will see an 1860s block redeveloped into a mixed-use site.

An office block and a pop-up and food fair space are also included in the first phase.

Allied plans to retain ownership of the 220,000 sq ft hotel building, with a brand brought in to operate it.

The Hello Work shared workspace subsidiary currently occupying the Old Granada Studios building will move to the warehouse.

Allied chief executive Michael Ingall said: “We are in the early stages of enterprise and creative industries in Manchester and St John’s is going to be crucial in creating an environment that supports small businesses, creative enterprises, innovators and entrepreneurs as well as providing a buzzing place for families to live and work.

“The Bonded Warehouse and the Grande Hotel will be joined up with a new village on the site of the former timber yards, known at this stage as Village One.

“A detailed planning application for Village One will be submitted in July, together with the remaining components of the St John’s development comprising The Riverside, The Towers, St John’s Place, Vertical Village, The Factory and The Goods Yard.”
