Allied London has lodged plans for a 70,000 sq ft tech hub called The Engine on the site of the former Alea casino at its Leeds Dock development.
Restaurants, public spaces and a water taxi service are also planned for the waterfront area, where occupiers include GE Capital and Yorkshire Water.
Chief executive Mike Ingall said: “The Engine is the ultimate flexible building that can suit a number of business uses. It throws the traditional office textbook out the window.
“We are being inundated with demand for this workspace model in Manchester and Farringdon, so why not Leeds?” Deloitte Real Estate is advising Allied on planning.
