Lord Sugar’s property firm has agreed a breakthrough letting to the parent of the Dover Street market, as a string of West End lettings completed this week.
Amsprop Estates has let 33,000 sq ft at 18-21 Haymarket, SW1, to Comme des Garçons, for more than £2.5m pa, a record retail rent for Haymarket.
The decision by the Japanese fashion label to open outside of the traditional luxury shopping area of Bond Street and Dover Street reflects the growing appeal of Haymarket to retailers.
The Grade II-listed property, which was once the headquarters of Burberry, sits in the heart of an area undergoing a £500m makeover by The Crown Estate.
Daniel Sugar, managing director of Amsprop Estates, said: “This building has always been a good-quality freehold, but the area is now undergoing a radical makeover, making the property much more valuable and SW1 increasingly popular for luxury goods brands.”
The deal tops off a busy week for the West End, which saw Centrebridge Partners, advised by JLL, go under offer to lease 10,000 sq ft at The Crown Estate’s and Exemplar’s 10 New Burlington Street, W1 at £107.50 per sq ft.
Elsewhere in W1, River Publishing, advised by Monmouth Dean, has taken 10,800 sq ft at WELPUT’s 16 Connaught Place, W1, at a rent of £50 per sq ft.
James Andrew International advised Amsprop; CBRE is acting on Burlington Street; BDG Sparkes Porter and Strutt & Parker advised WELPUT.
