Andrews & Robertson sees success from latest auction

Andrews & Robertson raised £10.2m with a success rate of 66% at its second ballroom sale of 2018.

The largest lot to sell was a three floor house in Balham, SW12, which fetched £1.36m against a guide of £1.1m.

The property on Granard Road, in the sought after Bolingbroke Grove conservation area, is split into two flats and was sold with vacant possession by order of the London Borough of Wandsworth.

Other London lots to sell included a house arranged as two flats in Norbury, SW16, which fetched £505,000 against a guide of £350,000. Sales outside the capital included freehold ground rents on 24 flats and six garages on Cricket Ground Road, Norwich, Norfolk. They made £125,000 against a guide of £50,000.

However, a development opportunity in Gravesend, Kent, remains available at £1.4m after bidding reached £1.3m. The plot was offered with planning permission to demolish the existing cottage on and develop 11 homes. Bidding for a house in East Dulwich, SE22, with planning permission for conversion to three flats, reached £905,000 and it remains available at £950,000.

Speaking after the auction, Robin Cripp, senior auctioneer at Andrews & Robertson, said: “The market is good when the price is right resulting in high bidding volumes and positive outcomes for our vendors. We’ve also seen a number of subsequent sales come through post-auction, and as demand remains strong we expect to see continued success over the course of 2018.”
