Anglo American HQ for sale

Anglo-American-House-SW1The headquarters of one of the largest mining companies in the world, Anglo American is being marketed for £148m – a 4% yield.

JLL has been appointed by La Salle Investment Management to sell 20-24 Carlton House Terrace, SW1.

The 90,720 sq ft asset also includes a self-contained residential block with 14 homes let to the City of Westminster until 2073.

Anglo American has been a tenant in the building since 1999 and is paying a rent of around £65 per sq ft on its lease which expires in 2020.

Headline office rents in the St James’s area have hit £185 per sq ft.

The company is also planning a sale of 17 Charterhouse Street, EC1, the Hatton Gardens building of its sister diamond firm De Beers and moving staff across to its Carlton House Terrace HQ.

It is understood that the sale of 17 Charterhouse Street is part of a plan to offload $4bn (£2.8bn) in assets.
