Anglo American and DeBeers have secured planning consent for a 43,000 sq ft offices extension and major refurbishment of their new London headquarters at 17 Charterhouse, EC1.
The proposals involve the extension of the 20th-century buildings to the rear of the site to create an atrium space linking the Charterhouse Street and Saffron Hill blocks.
This will involve demolition of the existing extensions within the courtyard between the Charterhouse block and St Andrews House.
The Charterhouse Street and a section of the Saffron Hill frontage will be replaced with new facades.
A refurbishment of the existing part seven, part five-storey (plus basement) building, including erection of a single-storey roof extension to the Saffron Hill block, have also been approved by Camden council.
The existing scheme currently comprises around 175,000 sq ft.
As part of its section 106 agreement, the developer will have to provide affordable jewellery floorspace to help preserve the future of the trade in the Hatton Garden district.
The property includes a rooftop helipad and was previously the headquarter of DeBeers and occupied by 1,500 people employed to sort gems from around the world.
Anglo American instructed BNP Paribas Real Estate to find a buyer for the site on a sale-and-leaseback basis in August, with a guide price of around £225m – a net initial yield of around 4.25%.
M&G Real Estate has been selected as the preferred bidder to buy the mining giant’s new HQ.
Anglo American will commit to a 25-year lease at a rent of £10.7m pa with fixed rental uplifts.
