A 120-bedroom hotel is planned for the Land Securities site on 1 Seething Lane, EC3, which Apex Hotels bought for £8m. The Edinburgh-based hotelier plans to transform the building, which is a vacant 55,000 sq ft office block close to Tower Bridge, into a four-star hotel that will be just the 11th hotel in the City and City fringe. Ian Springford Architects designed the scheme. Work is expected to start in the next two months, subject to planning permission, with opening planned for early 2005. Apex has three hotels in Edinburgh and one in Dundee, and has been looking to expand into London; it was able to buy this opportunity thanks to the depressed office market. Knight Frank advised Land Securities and King Sturge advised Apex.
