Arlington’s Manchester Business Park gets outline approval

Arlington has won outline planning consent for its first major speculative development in the North West – Manchester Business Park at Ringway Road West in Wythenshawe, South Manchester.

The developer, and its joint venture partner Manchester City Council, have got the go-ahead for 62,708 sq m (675,000 sq ft) of B1 space on a 25.9ha (64 acre) site opposite Manchester Airport. The approximate value of the scheme is around £125m.

Arlington’s Jim Johnston said the park represents “a unique opportunity for north west and national organisations.” South Manchester, he said is a “node point for growth”. He hinted that the government’s move to allow a second runway at the city’s airport was an important factor in Arlington’s decision to press ahead with the scheme.

The development is a vote of confidence in South Manchester, currently suffering from a lack of quality office stock. The scheme will be competing with AMEC’s 27 ha (67 acre) Cheadle Royal business park, which secured its first tenant, Independent Insurance, in April.

Deputy chief executive of the council, Howard Bernstein said: “Manchester needs and desires a business park of international dimension. The extension of the airport and our ability to attract business will enhance the role Manchester can play on a world stage.”
