Arrowcroft North West is to start speculative development of the first phase of a business park at Lingley Mere near Warrington.
Christopher Fox, managing director at ANW, a joint venture between United Utilities and Arrowcroft, said the scheme’s 19,973m2 (215,000 sq ft) first phase is aimed at London occupiers and overseas businesses looking for a European or UK base.
“We’ll be concentrating on larger buildings, up to 175,000 sq ft, because many developers around Warrington concentrate on the smaller 15,000-20,000 sq ft requirements. We will be able to compete for larger enquiries.”
Rents for the 93,000m2 (1m sq ft) scheme will be pitched at £156 per m2 (£14.50 per sq ft) and will represent new competition for rivals such as MEPC’s Birchwood Park, Arlington Developments’ Manchester business park, and Amec Developments’ Cheadle Royal and Davenport Green.
Development at the Lingley Mere site, which is adjacent to English Partnership’s 162ha (400 acre) Omega site, will be co-ordinated with the construction of junction 8 of the M62, which is due to open in January 2003.
