Art-Invest to switch offices for resi at Canada Water


Art-Invest Real Estate is overhauling one of its planned buildings at Dockside Canada Water, SE16, switching from an office-led proposal to student accommodation.

The developer secured detailed planning permission for two of three buildings last year (pictured), but will now resubmit proposals with a change to the third, plot B.

An environmental impact assessment lodged with Southwark Council and prepared by Trium said the new scheme will provide student accommodation and affordable housing across two buildings, one of seven storeys and the other 26.

They will include 730 student beds and 75 affordable homes.

A spokesperson for Art-Invest told EG: “The emerging proposals for Dockside Canada Water’s plot B, which we have developed closely with Southwark Council and local stakeholders, represent a natural evolution of the masterplan having secured outline planning permission in 2022. Our intention has always been to bring plot B forward after securing plot A’s detailed planning permission.

“The delivery of PBSA at plot B responds to a clear and growing requirement for student accommodation, helping to relieve the pressure London-based students currently place on the traditional housing market.

“Canada Water is one of London’s most exciting and strategically located mixed-use developments and we remain committed to our priority of ensuing it meets the needs of established and future communities.”
