Fashion brand Asos has agreed to let around 120,000 sq ft of office space at the former BT campus at Leavesden Park, near Watford.
The agreement means that Asos will occupy all 196,300 sq ft at the campus, after Kennedy Wilson secured a lease surrender from BT on the park.
Asos is using the space for its customer care operations, as part of a relocation from Hemel Hempstead last year.
Asos, which remains headquartered in Camden, NW1, is understood to have signed for a 15-year lease at a rate of around £26 per sq ft.
The e-tailer took more than 74,000 sq ft of office space at Leavesden Park last year, after a partial lease surrender from BT, at 7% ahead of previous passing rent at the time.
