Astrea Asset Management has secured consent to transform the former headquarters of the National Cash Register into a contemporary 120,000 sq ft HQ building.
The 1930s building, at 206 Marylebone Road, NW1, will feature a new top floor with a 2,000 sq ft communal terrace, floorplates of 20,000 sq ft, a 4,500 sq ft reception and more than 10,000 sq ft of external terraces.
The new scheme, to be known as the Patterson Building in homage to the founder of the NCR, has been designed by architect Buckley Gray Yeoman, with Savills and Edward Charles appointed as letting agents. It is expected to be completed for mid-2023.
Craig Norton, partner at Edward Charles, said: “BGY have remastered the Patterson Building, creating a new landmark office in the heart of Marylebone just a stone’s throw from Marylebone station. Its 1930s heritage provides a great platform for its transformation.
“With office occupier needs at the forefront of the design, great emphasis has been placed on creating a spectacular reception and an inspiring workspace, with highly efficient floorplates designed to a true 1:8 density and an abundance of private and communal terraces with amazing views across London. The space has been designed to attract single-floor occupiers or provide a new statement HQ.”
Giles Easter, chief executive of Astrea, said that securing planning permission for the redevelopment was an “important milestone” in its strategy to transform and reposition the Berkeley Estate.
Astrea took over the management of London’s Berkeley Estate, which includes the Patterson Building, Berkeley Square and a number of holdings in Knightsbridge, from Lancer Asset Management in 2017.
