Attleborough in Carluccio’s deal

Attleborough Estates has bought Carluccio’s at 60 St John’s Wood High Street, NW8, from a private consortium for £4.3m.

The 3,300 sq ft property, which is estimated to have been sold at a 3.7% yield, comprises a restaurant arranged over the basement, ground and part of the first floor. It is let to Carluccio’s for a further 15 years at a passing rent of £155,000 pa, subject to a review in September.

The property also includes four flats over the first to fourth floors.

Lawrence Telford, director of Coffer Corporate Leisure, which acted for the consortium, said: “Leisure investments continue to be extremely popular with investors and we are currently completing a high volume of transactions.

“Properties like this, with a great tenant and in an excellent catchment, are particularly popular, which is reflected in the interest we received and the price achieved.”
