Guide price doubled online
An online auction has seen a sizeable office property in Hendon, NW4, sold for almost twice the asking price. UK House, 11-20 Sentinel Square, sold at Singer Vielle’s online auction last week for £955,000, off a guide price of £500,000. More than 80 bids were received on the property, which was sold to a private investor on behalf of fixed-charge receivers. The auction took place through the clicktopurchase platform, which allows for daily online auctions and immediate contract exchanges. Singer ?Veil chief executive Neil Singer said the sale was “a clear vindication” of the technology.
?Sutton Kersh raises £3.7m
Sutton Kersh’s residential auction last week at the Liverpool City Centre Marriott sold 71 of 93 properties offered – a success rate of 77%. Including post-sales, the total raised is expected to edge close to £4m. The best price achieved on the day was a residential opportunity, Carleton House in Mossley Hill, which sold for £623,000 to a private developer off a guide of £550,000. The former school has planning permission for redevelopment into six flats; the adjacent coach house has planning for another dwelling. Land lots were in strong demand, with a plot adjacent to 63 Westhead Avenue, Merseyside, sold by Knowlsey council for £22,000 – more than four times its £5,000 guide – to a private developer.
?Countrywide takes in £1.4m
Countrywide’s auction on Wednesday at the Park Lane Hotel, W1 raised a total of £1.4m, with a success rate of 59%. Out of 24 lots offered, just four were sold in the room, though bidding on several lots was just a fraction under the reserve. Ten lots sold prior, while 12 were withdrawn before the auction. The highest price fetched was £210,000 for a freehold detached house in Bournemouth, Dorset.
