Aurora submits application for 325 co-living units

Aurora Real Estate has submitted an EIA application to Redbridge Council for a 26-storey residential tower providing 325 co-living units in Ilford, north-east London.

187-191 high-road, ilford co-living

Aurora is understood to have teamed up with Fifth State, a co-living provider which plans to deliver 5,000 units over the next six years.

This scheme is the first of Fifth State’s to formally get in front of planners’ desks.

As well as co-living, the scheme proposes co-working and wellbeing spaces, a café/lounge on the ground floor and a terrace on the 26th floor. Typical single units will measure 16 sq m.

The company is seeking to develop schemes of 300-600 units in areas of high accessibility in zones 1 to 4.

Alex Springer, founder of Fifth State, said: “This is an exciting time for the build-to-rent market in London and we are exploring partnerships with a range of existing landowners, including housebuilders, housing associations and institutions that will help us to deliver at scale.”

PLP Architecture, the company behind the Collective’s Stratford project that received consent last month for 250 co-living units, is designing the scheme.

Aurora acquired the Ilford site for £4m in August 2016.
