Avant Homes has bought 25 acres of land to develop 250 homes in Awsworth, Nottinghamshire.
The firm plans to deliver a £58m development on Shilo Way in the village.
The homes will range from two, three, four and five-bedroom properties, and 20% will be affordable housing.
Avant Homes managing director, Chris Coley, said: “Awsworth is a very desirable location.”
The housebuilder has committed to a community contribution of £1.7m to support local education, public transport, and open green space maintenance.
