Asking prices in England and Wales hit a new record high in April, rising by 1.1% on the month to £313,655, the latest figures from Rightmove show.
On the year, the average asking price for a home rose by 2.2%. First-time buyers drove the gains, with asking prices for that sector up 6.5% on the year.
Rightmove director Miles Shipside said there were signs of a strong spring market.
