The average monthly rent rose to £874 in July as the number of rental properties coming onto the market declined, data from Your Move show.
That equates to an on-year rise of 3.1%.
Rental prices in all regions of England and Wales rose, except for in the south west. In percentage terms the increase was largest in Wales, where rents rose by 4.3% to £595. In the south west, rents fell 2.2% to £667.
