The average rent in the UK fell by £5, or 0.6%, on the year in February to £921 a month, the first drop since November 2010, figures from Countrywide show.
The fall comes as supply increased by 10% following a rush to acquire buy-to-let properties ahead of tax changes last year.
London saw the largest fall in rents, down 4.7% to £1,246 a month, while the average rent in the southeast of England fell by 2.6%. In Wales rents rose by 5.3%.
