awg’s City Square House poised for large Leeds requirements

Leeds council has approved in principle detailed plans for awg Developments’ proposed 10-storey office block (pictured) next to the city’s main railway station.

The £42m redevelopment at the junction of Wellington Street and Aire Street – called City Square House – has already been tipped as a strong possibility to snare one of the big requirements in the Leeds market.

The Royal Bank of Scotland is known to be looking for up to 275,000 sq ft (25,500 sq ft), while Eversheds has a requirement of around 130,000 sq ft (12,000 sq m).

Construction of the 133,000 sq ft (12,460 sq m) office block could begin in April, with awg is thought to be looking for a prelet. Rents have been quoted at around £23 per sq ft (£247 per sq m).

Obtaining planning permission for the prime site had proved difficult, but Paul Morris, of Lambert Smith Hampton, joint agent with Knight Frank for City Square House, said the council’s approval had “shown we now have a deliverable site”.

Morris added: “We are really excited because we have now have an excellent chance with some of those requirements in the market.”

The demolition contract for the site is due to be awarded by the end of the week.
