Axis gets Lancaster site for £100m regen

Axis Real Estate has exchanged contracts on a three-acre site at Brewery Lane in the heart of Lancaster to deliver a £100m regeneration project.

Over the next three to five years, the developer will work with Marco Living to deliver a project that could feature up to 300,000 sq ft of commercial space, including a cultural hub for the city centre.

Russ Worthington, co-founder at Axis Real Estate, said: “I was born and raised here, and still live locally. I’ve seen first-hand how this site, once full of promise, has sat idle through a series of false starts and missed opportunities. When the chance came to step in and do something different, something better, we took it.

“This isn’t just another mixed-use scheme, it’s regeneration with roots. A plan shaped by local knowledge and a genuine connection to the area. The intention to deliver something that works for Lancaster, not just for the development team.”

The developers are set to create a destination that will serve as a catalyst for the wider Canal Corridor masterplan.

Lancaster City Council appointed PRP Architects in January 2022 to produce the vision, which was approved in July 2023. Stretching from St Leonard’s Gate to Quarry Road, plans for the neighbourhood feature 580 homes and more than 75,000 sq ft of commercial space.

Worthington added: “We know Lancaster is a place where people care deeply about what gets built and why, and so do we. That’s why this isn’t about dropping in and moving on – it’s about starting something meaningful and getting it right from the beginning.
