BAE to sell arms factory

GVA has been appointed by Manchester -based David Samuel Properties to sell the Radway Green small arms ammunition factory, Cheshire, for £49.7m.

The high-tech plant is occupied by BAE Systems, which spent £83m developing it in 2011.

The site is the former Royal Ordnance Factory, which has produced bullets for the British Army for 75 years.

The 254,000 sq ft site was acquired by BAE Systems in 1987 and is let to the company until 2036, at a current rent of £2.9m pa, with the rent rising every year.

Additionally, BAE Systems has a 15-year munitions acquisition supply solution contract with the UK Ministry of Defence, guaranteeing production at the site until 2023.

Based on the guide purchase price, the net initial yield is 5.5%.
