Ballymore reveals plans for east London sites

Ballymore has announced plans to develop 3.6m sq ft across two of the biggest mixed-use developments in the country.


Construction work on the two schemes, in Leamouth in the Thames Gateway and Crossharbour in Tower Hamlets, is expected to begin this year after planning permission was granted this month.


At the 11-acre former Pura foods refinery on the Leamouth Peninsula, E14, Ballymore will build a 1.9m sq ft scheme including up to 1,837 homes, opposite the Millennium Dome.


The development features a bridge linking the scheme to Canning Town Station, and community facilities including a primary school, an arts centre and workspace for creative industries.


The agreement includes a £9m section 106 contribution towards a range of measures including health, education, public transport improvements.


Delivery of the bridge and the first homes is expected in 2009.


In Crossharbour, Ballymore will redevelop the 6.7-acre site of the former London Arena, E14, with eight buildings from seven to 43 storeys in height, comprising 1.6m sq ft of floor space.


The development will include 1,057 homes, 278,120 sq ft of offices, 31,129 sq ft of retail, a 149 room hotel and 110,201 sq ft of self catering hotel accommodation.


The Irish developer is also to begin work this year on a £400m, 500,000 sq ft office scheme at Arrowhead, South Quay.


All three schemes have been designed by Skidmore Owings and Merrill’s London Office. GVA Grimley advised Ballymore.
