BAM Properties has netted the first tenant for its flagship speculative office development at 110 Queen Street in Glasgow’s central business district.

Law firm Brodies is taking 25,000 sq ft on the sixth and seventh floors of the 163,000 sq ft building.

The firm has an office in Blythswood Square. Terms were undisclosed but prime city centre rents hover at £27.50 per sq ft, with a 24-month rent-free incentive typical for a 10-year lease.

Brodies chose 110 Queen Street because of its strategic location in the heart of the city on the corner of Ingram Street.

Work is well under way on the building, which is due to complete in 2015. Brodies’ 190-strong Glasgow team is scheduled to relocate in the second half of 2015. Cushman & Wakefield and Phil Reid Associates are joint letting agents for the office space; Ryden acted for Brodies.
