Nottingham-based bar and restaurant operator R&R has taken two ground floor units at Urban Splash’s Tea Factory scheme in Liverpool’s Ropewalks district.
R&R is paying around £12 per sq ft (£129 per sq m) for a total of 7,025 sq ft (652 sq m), with incentives in the first year.
The Tea Factory has five ground floor leisure units in total, one of which it uses for a sales office.
One of the other two ground floor units is under offer, in an imminent deal that will include the scheme’s large basement unit.
The unnamed tenant is set to take around 10,000 sq ft (929 sq m) in total.
The Tea Factory also includes 45,000 sq ft (4,180 sq m) of offices – which are 75%-let – and flats, which have all been sold.
Rents of £6 per sq ft (£65 per sq m) are being quoted on the offices.
Meanwhile, Urban Splash has begun work on 39 Fleet Street, a mixed-use scheme near the Ropewalks area’s Concert Square.
