Barings and LBS Properties are nearing a pair of deals at their Southbank office development.
If successful, they would take the 133,794 sq ft block to 50% let after a deal with flex operator NewFlex was announced last month.
Fit-out company Modus is under offer to take the top two floors of the 12-storey block for £102.50 per sq ft on the 11th floor and £90.50 per sq ft on the 10th floor, which works out to an average rent of around £95 per sq ft across the 18,686 sq ft lease.
Travel agency Flight Centre is also under offer to lease the 14,007 sq ft 7th floor of the building.
The news follows the recent announcement of NewFlex’s 15-year lease in the building, which totals roughly 32,000 sq ft across parts of the lower ground and ground floors, as well as the entirety of the first and second floors of the building.
Barings and LBS Properties also secured a prelet in summer last year as healthcare communications consultancy Costello Medical agreed to take the 13,907 sq ft third floor on a 15-year lease.
The completion of the deals would take the building to 50% let and add to a flurry of recent leasing activity in the Southbank market, such as PayPal and Lego being under offer at Stanhope’s 76 Southbank and software company The Sage Group’s 30,800 sq ft prelet at Fore Partnership’s TBC.
