Franc Warwick, on behalf of administrator Deloitte, has this week put Baskerville House, one of Birmingham’s landmark buildings, on the market.
The London-based niche agent has put a £55m price tag on the 250-year leasehold of the building, reflecting a capital value of £296 per sq ft and a yield of 6.86%.
The 196,200 sq ft, multi-let office block was placed into administration last year after the collapse of two Targetfollow vehicles.
The annual rent roll is £3.9m pa, equating to an overall passing rent of £20.35 per sq ft.
