Beaufort Western has beaten Edward Ware New Homes to win the battle to develop Bristol city centre’s Cabot House site.
Landowner Bristol city council has accepted King Sturge’s recommendation for Beaufort to develop the 0.8ha (1.2-acre) site in Deanery Road off College Green.
Beaufort’s £40m mixed scheme – drawn up by Alec French Partnership – will comprise 60% residential, with the balance made up of offices, affordable housing and shops, as well as a 250-space underground car park.
Edward Ware’s scheme – drawn up by Ferguson Mann – focused mainly on offices.
Councillor John Bees, executive member for the council’s central support services, said: “This development is the last piece in the jigsaw and a vital part of the renaissance of the West End.”
Originally 19 developers submitted brief proposals. A shortlist of four, Beazer, Beaufort, Unite/Grosvenor and Edward Ware, put their schemes on public show last October, but Beazer and Unite/Grosvenor’s bids fell through.
Beaufort has a major housing scheme underway on the nearby Harbourside scheme.
